Listed below are typical homeowner fears and how Leading Edge Homes handles or minimizes their effect:
- Noise – It is an unavoidable part of remodeling work; however, we typically do not start work before 8 a.m. nor work past 5 p.m. Monday through Friday. It is rare that we do work on a Saturday – only if we have had rain or scheduling delays that have put us behind.
- Dust – Another inevitable part of remodeling work. We make extensive use of temporary plastic walls and cover existing flooring and countertops with various types of specialty products depending on the surface. We encourage homeowners to remove any personal items that could be sensitive or in harm’s way and to cover what is impractical to move.
- Smoking / Drinking Alcohol on Job –Leading Edge Homes, Inc. policy is that all employees and sub-contractors are strictly prohibited from smoking or consuming alcoholic beverages anywhere on a client’s property. If any employee or sub-contractor is even suspected of being under the influence of alcohol, they will be removed from the property and likely prohibited from ever working for the Leading Edge Homes, Inc. again.
- Theft – Your trust is of the utmost importance and theft of any client’s property will never be tolerated. This despicable act has only occurred once in the last 21+ years, the perpetrator (a new employee of a sub-contractor) was caught, the property was returned, the employee was terminated immediately, and the incident reported to the police.
- Blocked Driveway – No work vehicles are parked in homeowner’s driveways unless there is no other reasonable place to safely park.
- Traffic In/Out of House – Obviously many trips must be made into and out of a house to complete a project. A concerted effort is made to train everyone to wipe their feet before entering the house, to use the door knobs to close a door, not to slam doors, and to generally be respectful and considerate of the homeowner’s property so as to not cause damage, unnecessary cleaning, and undue stress.
Once work begins, you can expect the following things to occur:
- Job Site Sign – Unless prohibited by your homeowner’s association or explicitly refused by the homeowner, a Leading Edge Homes job site sign is placed in the front yard by the street to help workmen and inspectors easily identify the correct house on which we are performing work.
- Permit Board – A post mounted plastic box containing the building plans, other construction documentation, and permit(s) is installed typically by the front door for interior remodeling work or in front of the slab for a room addition.
- Trash Disposal – A dump trailer or roll-off dumpster will be placed on the property, if there is room, for disposal of construction debris. If there is no room, the dump trailer will be left attached to one of the trucks and removed with the truck on a daily basis as needed. Please keep your children away from the disposal units because their contents can move and cause serious injury or death.
- Portable Toilet – Most jobs require a portable toilet on-site for workmen’s use. It must be placed in a location that the truck servicing it can pull up next to it due to new EPA regulations. The exact location will be determined with input from the homeowner after discussing all the logistics. Please keep children away from the toilets as they are NOT a toy and besides, they have bad breath!
- Personal Contents/Breakables – All contents, especially breakables, should be removed from the work area prior to work commencement. Sensitive electronic equipment should also be removed to avoid being damaged from dust. If items are too bulky or cumbersome to remove, cover them with cloth sheets or plastic.
- Notice To Owner – You may receive a Notice to Owner from a sub-contractor or supplier. Do not get excited over this. It is NOT a lien on your house. It merely is a notice that states the sub-contractor or supplier installed/delivered products in/to your home and/or performed labor on your home. If they do not get paid by Leading Edge Homes, Inc. then they will come to you looking for payment. Leading Edge Homes will provide you with a Waiver of Lien from the sub-contractor or supplier prior to requesting the next progress payment as proof that they have been paid.
Below are items to avoid once work has begun on your project:
- Children, guests, and pets in or around the work area. This is for their safety and the security of your house.
- Communication with building officials, Leading Edge Homes workmen, sub-contractors, or material suppliers. Please let them do their job without interruption so they can be productive and work towards completing your project. Also, please be aware that workmen, subs, and suppliers have no authority to make decisions or commitments for Leading Edge Homes, Inc.
- Delays in choosing materials, fixtures, appliances, etc. Many items have long lead times to receive and the sooner selections are made, the sooner they will arrive. This avoids delays in completing your project.
